Justification of the convenience and opportunity of the plan

EThe purpose of the PEID is the detailed planning of the indicated area to be used for the implementation of a private sports facility for an Equestrian Centre , which will make it possible to transfer the existing activity in the area and consolidate it in the new location in a way that is respectful of the existing environmental, landscape and social values ​​in the place.

Its development is planned through the direct execution of the provision and urbanization on the privately owned plot, taking into account the criteria defined in this document.

The plot for the provision of an equestrian centre has a net area of ​​18,587.95 m², which is equivalent to a possible occupation of the building's floor area of ​​3,717.59 m², corresponding to the 20% established by the applicable legislation, according to which two floors could be built, reaching a total of 7,435.18 m² of constructed ceiling.

Objectives and criteria for management

This section presents in a synthetic manner the most important criteria that have been defined in the evolution of the plan. These criteria are the result of observing the objective of sustainable urban development in accordance with the conclusions of the DAE prepared by this team, as well as with the other studies that accompany it.

To know them in detail, it is necessary to review the DAE and the regulations of the Plan, since they result from the analysis of the alternatives studied that can be summarized in different provisions of the main building.

  • The proposed layout is therefore based on the strategy of singularising the main building and naturalising the urbanisation and roofs, to the extent possible.
  • In order to minimize fragmentation and visual impact , the area of ​​movement of the building is expected to be around the adjacent built area, as indicated on the PORD_01ORD plan, with a dashed black line.
  • The main building of the equestrian centre will be built in the area known as the Stable and Office Zone Z.3. In this area, the main building, marked in dark blue and B+I, is planned to be built with a volume of approximately 32 x 50 metres, parallel to the existing building, without exceeding its height at any time above the 171m mark of the land .
  • The principle of caution and dynamic management is integrated. In the event that during the execution and monitoring of the works, any heritage element not initially identified were to arise, a larger area has been reserved as a movement area that would allow its occupation by the building if the project and final solution adopted so required. This greater occupation would affect part of the Training and Production Zones Z.2, to the south and east and, to a lesser extent, part of the Rest Meadow Zones Z.1.
  • Animal welfare . In the remaining area of ​​zones Z1 and Z2 not overlapping with the building's movement area, only the installation and construction of elements to ensure animal welfare outdoors is permitted.
